## What EPDM rubber roofing is
EPDM is a synthetic rubber membrane supplied in large single sheets. On most domestic flat roofs the entire area is covered by one piece, cut to fit and bonded to the prepared deck, which means there are no seams anywhere in the field of the roof to age, split or lift.

The membrane stays flexible across a wide temperature range. It does not go brittle in a hard winter and it does not soften in summer, so it copes with the expansion and contraction of the deck below it instead of fighting it.

Edges, upstands and outlets are formed with proprietary trims, corner pieces and adhesives from the same system. That is the part that separates a rubber roof that lasts decades from one that fails in five years, the sheet almost never fails, the detailing does.

We install EPDM as a Classic Bond approved installer, on a deck and build-up specified as a warm or cold deck, and guarantee our workmanship for 20 years.

### Who this is for, and when it is needed

- Garages, extensions and outbuildings

Simple rectangular roofs where a single sheet covers the whole area in one piece, the ideal EPDM application.

- Roofs that keep failing at the laps

If every leak has been at a joint in the old covering, removing the joints removes the problem.

- Cold, exposed sites

Rubber stays flexible in cold weather, which suits exposed Cotswold and rural Oxfordshire properties.

- New builds and extensions under construction

Fast to install once the deck is ready, so the building is watertight quickly.

- Low-maintenance replacements

Owners who want a covering they can stop thinking about rather than an annual inspection-and-patch routine.

## What happens if the old covering stays on
Every year an ageing flat roof is left, the cost of putting it right moves further away from the covering and closer to the structure.

### What it leads to

- A failed lap in the old covering lets water spread under the surface, so ceiling stains appear nowhere near the actual entry point.
- Wet plywood or chipboard decking swells and delaminates, adding a full deck replacement to the job.
- Insulation that has taken on water stops insulating, and the room below gets colder and more expensive to heat.
- Standing water on a perished covering freezes and prises the surface apart over winter.
- Joists under a soaked deck rot from above, which is a structural repair rather than a roofing one.
- Damp at the wall junction feeds persistent mould in the room below.

### Common mistakes

- Bonding a rubber sheet onto a wet or unsuitable deck, the membrane is fine, but the roof under it is already failing.
- Using generic adhesives and trims instead of the system's own components, which is where the guarantee stops being worth anything.
- Leaving the old falls unchanged, so the new roof ponds in exactly the same place.
- Taking upstands too low, or relying on sealant where a lead cover flashing should be chased into the wall.
- Treating a cold-deck condensation problem as a covering problem, and replacing the covering with nothing changed underneath.

We inspect the deck and the build-up before quoting so the new roof is not laid onto the reason the last one failed.

How we work

## Our process, start to finish

- Step 1

### Free inspection
We check the covering, edges, outlets, falls and the condition of the deck below, and confirm whether EPDM suits the roof.

- Step 2

### Diagnosis and fixed-price quote
Photographs, a plain explanation of what failed, and a written quote stating the build-up, membrane and trims.

- Step 3

### Strip and prepare
Old covering removed, wet or damaged decking replaced, falls corrected, insulation and vapour control installed to suit a warm or cold deck.

- Step 4

### Membrane installation
The sheet is laid out, allowed to relax, then bonded down, with trims, corner pieces, upstands and outlets formed using the system's own components.

- Step 5

### Verification and handover
Edges and details checked, drainage proved, site cleared, and a before-and-after photographic report issued with your 20-year workmanship guarantee.

What you get

## The difference it makes

-
### 20-year workmanship guarantee
Our longest flat roof guarantee term, matched only by GRP and new pitched roofs.

-
### No seams to fail
One sheet across most domestic roofs removes the laps that ageing coverings split at.

-
### Flexible in all weathers
Rubber moves with the deck rather than cracking, in cold winters and hot summers alike.

-
### Fast, clean installation
No hot works on the membrane itself, so it suits properties where torching is not appropriate.

-
### Approved installer
Installed as a Classic Bond EPDM approved installer, using the system's own trims and adhesives.

-
### Low maintenance
A correctly detailed rubber roof needs checking, not patching.

## Materials, methods and applications

### The membrane itself
EPDM is a cured synthetic rubber with excellent UV and ozone resistance, which is why it does not need a protective surface finish the way bitumen does. It is supplied in wide sheets, so a typical garage or extension roof is covered in a single piece with the only joints occurring at the perimeter and at penetrations.

Because it is flexible, it accommodates the small daily movements of a timber deck without stressing the bond. That is a genuine advantage over rigid systems on decks that move.

### Bonding and layout
The sheet is unrolled and left to relax before bonding, so it does not shrink back once fixed. Contact adhesive bonds the field of the roof, and water-based adhesive is used where the system calls for it. Upstands and perimeters get their own treatment, because those are the areas under the most stress.

### Trims, corners and terminations
Drip trims, raised edge trims, kerb trims and internal and external corner pieces come from the same system as the membrane. Upstands are taken to an adequate height and terminated properly; against masonry, a lead cover flashing over the top of the termination is what stops wind-driven rain getting behind it. Mixing components between manufacturers is one of the fastest ways to invalidate a system.

### Outlets, pipes and penetrations
Rainwater outlets are proprietary units bonded into the membrane. Soil vents and flues use pre-formed pipe seals rather than a folded sheet and a bead of sealant. Every penetration is a potential leak, so each one gets the system's own detail.

### Decks and build-ups
Plywood or OSB3 to the correct grade and thickness, correctly fixed, with staggered joints and expansion gaps. Where the build-up is a warm deck, insulation boards go above the vapour control layer with the membrane bonded to them. Where a cold deck is unavoidable, the ventilation path has to be continuous and it has to stay that way.

### Where EPDM is the right choice
EPDM is at its best on larger, simpler roofs, garages, extensions, outbuildings, where a single sheet covers everything and detailing is limited to the perimeter. For a trafficked balcony or a roof with a great deal of intricate upstand work, GRP or felt is often the better recommendation, and we will tell you which we would use.

### Residential and commercial
Domestic garages, extensions and dormers, and commercial units, storage buildings and estate properties. Larger commercial roofs are covered in fewer, larger sheets with the same detailing principles at the perimeter.

Questions

## Frequently asked
How much does an EPDM rubber roof cost?It depends on the area, access, deck condition and the amount of perimeter and penetration detail. Inspection and quote are free, and the quote is fixed price to the best of our ability.

How long does an EPDM roof last?Rubber membranes are among the longest-lived domestic flat roof coverings, and the detailing is what decides the outcome. We guarantee our workmanship for 20 years.

How long does installation take? Most domestic EPDM roofs are completed in a few days including deck preparation, and the membrane itself goes on quickly once the deck is ready.

Can I walk on an EPDM roof?It will take occasional maintenance access, but it is not a trafficked surface. For balconies, terraces and walkways we would recommend GRP with an anti-slip finish instead.

Is EPDM better than felt or GRP?On a large, simple roof with few penetrations, usually yes. On a trafficked balcony, GRP is better. On a complex roof with parapet gutters and multiple upstands, felt often is. The roof decides, not the product.

Can EPDM be laid over the old covering?Only where the deck below is dry and sound, and it is rarely the right approach. A wet deck under a new membrane keeps rotting where nobody can see it.

Can a rubber roof be repaired if it is damaged?Yes. Punctures and damage are patched into the membrane with the system's own materials, and repair work carries a 5-year workmanship guarantee.

Does EPDM need any maintenance?Keep the outlets and gutters clear and check the perimeter details periodically. Beyond that, a correctly installed rubber roof is a low-maintenance covering.

Are you an approved installer?Yes: Classic Bond EPDM approved installer and Restec GRP approved installer, City & Guilds qualified and members of the Construction Award Alliance.

Which areas do you cover?Witney, Stonesfield, Woodstock, Charlbury, Chipping Norton, Burford, Banbury and across Oxfordshire, Gloucestershire and Warwickshire including the Cotswolds.
