## What a pitched re-roof actually involves
A pitched roof is the sloped, tiled or slated roof that covers most houses in Oxfordshire and the Cotswolds. Re-roofing means stripping the existing covering back to the rafters, replacing the underlay and battens, repairing or replacing any rotten timber that is exposed, reworking the lead flashings and verges, and re-covering the roof in new or reclaimed tiles or slates.

It is a different job from a repair. A repair fixes one failure; a re-roof resets the whole covering and its lifespan. When a roof has reached the end of the underlay's life, the felt tears when you lift a tile, slates are delaminating, nails have corroded through, or every storm produces a new slipped tile, patching becomes an annual expense that never ends.

We carry out full strip-and-re-roofs, new build pitched roofs, and roof structures that need timber work as well as a new covering. The same crew handles the lead, the verges, the ridge and the rainwater edge, so there is no gap between trades where water finds its way in.

Every job finishes with a before-and-after photographic report, so you can see the condition of the battens, timbers and flashings that were hidden under the old covering, and exactly what replaced them.

### Who this is for, and when it is needed

- Roofs past the underlay's working life

If the felt beneath the tiles has gone brittle and torn, wind-driven rain gets into the loft even when no tile is missing. Once that starts, individual repairs stop being economic.

- Repeat slipped tiles and slates after storms

Nail fatigue and perished battens cause the same roof to shed tiles year after year. Replacing the battens and fixings is the only permanent answer.

- Buyers and sellers with a survey finding

A homebuyer survey flagging the roof needs a fixed-price quote and a clear scope. We give both in writing, so the figure can be used in a negotiation.

- Extensions and new build

New pitched roofs on extensions, garages and outbuildings, tied correctly into the existing roof with new lead rather than mortar fillets.

- Rented and managed property

Landlords and managing agents who need the work documented with photographs and a guarantee they can pass on.

## What happens if a failing pitched roof is left
A tired pitched roof rarely fails all at once. It leaks slowly, into materials that cost far more to replace than the roof covering itself.

### What it leads to

- Water tracks down rafters and wall plates, and dry structural timber begins to rot where you cannot see it.
- Wet insulation stops insulating. Heating bills climb before any stain appears on a ceiling.
- Plaster ceilings blow, decoration is ruined, and the damage moves from a roofing bill to a plastering and redecoration bill.
- Damp in the loft feeds mould, and in older properties woodworm and beetle activity follow the moisture.
- Loose and slipped tiles become a liability on a public footpath, driveway or neighbouring property.
- A roof left long enough moves from a re-cover to a structural repair, which is a substantially bigger job.

### Common mistakes

- Paying for a fifth patch repair on a covering that has already run out of life, the money spent on repairs would have paid a large part of the re-roof.
- Accepting a quote with no mention of battens, underlay or lead. Those are the parts that fail; a price that only covers tiles is not comparing like with like.
- Letting mortar be used where lead belongs. Mortar fillets to chimneys and abutments crack within a few winters.
- Choosing a covering that does not suit the property or the local planning context, particularly on Cotswold stone properties.
- Not asking what happens if hidden rot is found. It should be quoted and agreed with you before any extra work starts.

Our quotes are fixed price to the best of our ability. If something unforeseen turns up once the covering is off, hidden rot, damaged timber, it is priced as an extra and agreed with you at the time, before we go any further.

How we work

## Our process, start to finish

- Step 1

### Free inspection
We attend, get up on the roof or into the loft as needed, and look at the underlay, battens, timbers, flashings and rainwater edge, not just the tiles.

- Step 2

### Diagnosis and written scope
You get a clear explanation of what has failed and why, plus a fixed-price quote that states exactly what is included.

- Step 3

### Strip, repair and rebuild
The old covering comes off, timber defects are dealt with, new breathable underlay and treated battens go on, and lead detailing is formed to code.

- Step 4

### Re-cover and detail
Tiles or slates are laid and fixed to the correct pattern and exposure, with ridge, verge, valley and abutment details completed properly.

- Step 5

### Verification and handover
The roof is checked over, the site cleared, and you receive a before-and-after photographic report and your 20-year workmanship guarantee.

What you get

## The difference it makes

-
### A 20-year workmanship guarantee
New pitched roofs carry a 20-year guarantee on our workmanship, the longest term we offer, because it is the work we stand behind longest.

-
### One crew, whole roof
Covering, timber, leadwork, verges and rainwater goods handled by the same team, so nothing falls between two trades.

-
### Photographic proof
Before-and-after reports show the state of the hidden parts of the roof and the work that replaced them.

-
### Fixed-price certainty
Quotes are fixed price to the best of our ability, and anything unforeseen is agreed with you before it is carried out.

-
### Proper insurance cover
£5,000,000 public liability insurance covers the work on your property.

-
### Local knowledge
Over 20 years working on Oxfordshire and Cotswold properties, including stone, slate and listed buildings.

## Materials, methods and variations

### Coverings: clay, concrete and slate
Clay plain tiles and pantiles suit many older Oxfordshire properties and weather to a colour that sits well next to stone. Concrete interlocking tiles cover larger areas quickly and economically and are common on post-war housing. Natural slate gives a thin, flat covering with a long life, and is often the only appropriate choice on Victorian and heritage roofs.

Covering choice is not only aesthetic. Tile weight has to suit the roof structure, and minimum pitch varies between products, an interlocking tile rated to 17.5 degrees cannot be swapped onto a roof designed for a covering rated lower without consequences. We specify around the pitch, the structure and the local context of the property.

### Underlay, battens and fixings
Modern breathable membranes allow water vapour out of the roof space while keeping wind-driven rain out. On roofs where the ventilation strategy relies on the membrane, using the wrong type causes condensation in the loft that is easily mistaken for a leak.

Battens are graded and treated, set to the correct gauge for the covering and its exposure. Fixing specification changes with exposure and pitch, clips, nails or both, and on exposed Cotswold sites the fixing schedule is the difference between a roof that holds through a storm and one that sheds tiles.

### Ridge, verge and dry fix
Mortar-bedded ridges and verges crack, and the repointing cycle never stops. Dry ridge and dry verge systems fix mechanically, allow the ridge to ventilate, and remove that recurring maintenance. Where a property's appearance or planning context requires bedded detail, we work to what the building needs.

### Timber, structure and hidden defects
Once the covering is off, the rafters, wall plates and any previous alterations are visible for the first time in decades. Common findings are rot at the rafter feet where the gutter has overflowed for years, split rafters near old chimney openings, and unsupported alterations from previous loft conversions. We photograph what we find, price it, and agree it with you before proceeding.

### Where pitched roofing meets other work
Most re-roofs also involve leadwork at abutments and chimneys, and it is the natural point to replace fascias, soffits and guttering while access is already in place. Chimneys are re-flashed rather than re-mortared. On flat-roofed extensions attached to a pitched roof, the junction between the two systems is detailed as one.

### Listed, conservation and Cotswold stone properties
Grade II listed and conservation-area roofs come with additional council requirements on materials and method. We handle that process directly, a recent 190sqm listed roof and felt replacement in OX29 went through exactly that route, with the council's requirements handled start to finish.

### Domestic and commercial
The same principles apply to commercial pitched roofs, barns, workshops, converted units and estate buildings, with scale, access and phasing planned so the building can keep operating.

Questions

## Frequently asked
How much does a new pitched roof cost in Oxfordshire? It depends on area, pitch, access, covering and the condition of the timber underneath, so we quote each roof individually rather than publishing a headline figure. The inspection and quote are free, the quote is fixed price to the best of our ability, and it states exactly what is included.

How long does a re-roof take?A typical house re-roof is measured in days rather than weeks, but the honest answer depends on size, access and weather. We give you a timescale with the quote and tell you if anything changes. A 190sqm listed roof and felt replacement we completed in OX29 was run to the timeline agreed at the outset.

What guarantee comes with a new pitched roof?A 20-year workmanship guarantee. Roof repairs carry 5 years, felt flat roof systems 15 years, and GRP or EPDM flat roofs 20 years.

Can I re-roof over the existing tiles? No. Covering over an old roof leaves the failed underlay, tired battens and any rotten timber in place, and adds weight to a structure that was not designed for it. Stripping back is the only way to give a roof a genuine new lifespan.

Will you find extra problems once the roof is stripped?Sometimes. Rot and damaged timber only become visible when the covering is off. If we find something, we photograph it, price it and agree it with you before we carry out any additional work.

Do you re-roof listed and conservation properties?Yes. Grade II listed and conservation roofing across the Cotswolds is core work for us, including meeting the council's requirements on the property.

How long should a new pitched roof last?A correctly built tile or slate roof is a multi-decade covering, and the components most likely to shorten that are the ones people cannot see, underlay, battens and fixings. That is why we replace them rather than reuse them.

Do you work in bad weather? We work through British weather and plan the strip so the roof is never left exposed overnight without protection. One customer's re-roof in OX29 was completed in terrible weather while sticking to the agreed timeline.

Are you insured, and are your team qualified?Yes. We hold £5,000,000 public liability insurance and are City & Guilds qualified, members of the Construction Award Alliance, and approved installers for Classic Bond EPDM and Restec GRP.

How do I know the work was done properly? You receive a before-and-after photographic report, including the parts of the roof you cannot see from the ground.
