## What a proper roof repair involves
A roof repair starts with finding the leak, and that is the part most repairs get wrong. Water enters at one point, travels along a batten, a rafter or a membrane, and appears on a ceiling somewhere else entirely. Repairing the area directly above the stain is how a leak survives three visits from three different contractors.

We inspect from above and from inside the roof space where there is access, follow the water back to its source, and photograph what we find. Only then do we quote, so you are paying to fix a diagnosed problem rather than a guessed one.

The repairs themselves cover slipped and broken tiles and slates, failed lead flashings and mortar fillets, valley failures, ridge and verge problems, felt and flat roof damage, chimney weathering, and the rainwater goods that so often turn out to be the actual cause.

Repairs carry a 5-year workmanship guarantee. Where an inspection shows a roof has genuinely run out of life, we say so rather than selling you a repair that will not hold, one customer in OX29 came to us for gutters, and the honest answer was that the roof was rotten and needed replacing.

### Who this is for, and when it is needed

- A leak nobody else has found

Repeat visits, repeat repairs and the stain still comes back after heavy rain.

- Slipped or missing tiles and slates

Storm damage, nail fatigue or perished battens leaving gaps in the covering.

- Damp at a chimney or wall junction

Staining that follows a chimney breast or an abutment wall, usually a lead or mortar fillet failure.

- Damp in the loft with no obvious hole

Often condensation or a failed underlay rather than a leak, and the fix is different for each.

- Pre-sale and survey findings

A written scope and fixed price for repairs flagged in a homebuyer survey.

## Why a small leak does not stay small
The cost of a roof leak is almost never the roof. It is everything the water reaches on the way in.

### What it leads to

- Water tracking along rafters and joists rots structural timber out of sight, long before anything shows on a ceiling.
- Wet loft insulation stops working, so the house gets colder and more expensive to heat.
- Plaster ceilings stain, then blow, and the job becomes a plastering and decorating bill on top of the roofing one.
- Persistent damp feeds mould in the room below and, in older properties, beetle and woodworm activity in the timbers.
- Water reaching wiring or a light fitting is an electrical risk, not just a decorating one.
- A repair left long enough stops being a repair. Once the underlay and battens have gone across the roof, only a re-roof will fix it.

### Common mistakes

- Repairing directly above the stain, when the entry point is metres away up the slope.
- Sealant and mastic used as a permanent fix on a moving junction, it lasts a season and hides the deterioration.
- Repointing a cracked mortar fillet again instead of replacing it with lead.
- Paying for a fifth patch on a covering that has clearly reached end of life; that money would have paid a large part of a re-roof.
- Treating condensation in the roof space as a leak, and repairing a covering that was never the problem.

If your roof genuinely needs replacing rather than repairing, we will tell you and quote for that instead. A repair we do not believe in is not worth our guarantee.

How we work

## Our process, start to finish

- Step 1

### Free inspection
We look at the roof from above and, where there is access, from inside the roof space, and follow the water back to its actual entry point.

- Step 2

### Diagnosis with photographs
You get pictures of what we found and a plain explanation of the cause, plus an honest view on whether repair or replacement is the right call.

- Step 3

### Fixed-price repair carried out
Tiles, slates, lead, flashings, valleys, ridge, verge or flat roof detail put right using the correct materials for that part of the roof.

- Step 4

### Check the surrounding area
While access is in place we check the details either side of the repair, so the next failure is not two metres away from the one we just fixed.

- Step 5

### Verification and handover
The repair is checked over, the site cleared, and a before-and-after photographic report issued with your 5-year workmanship guarantee.

What you get

## The difference it makes

-
### The leak is found, not guessed
Tracing the water back to its source is the difference between a repair that holds and a repair that repeats.

-
### 5-year workmanship guarantee
Repairs are guaranteed for five years, which is a long time to stand behind a patch.

-
### An honest answer about replacement
If the roof has run out of life we say so, rather than taking money for a repair that cannot hold.

-
### Photographic evidence
Before-and-after reports show the fault and the fix, including the parts you cannot see from the ground.

-
### Free inspection and quote
Standard inspections and quotes cost nothing. Only emergency call-outs carry a fee.

-
### Properly insured
£5,000,000 public liability insurance, City & Guilds qualified, Construction Award Alliance members.

## Common faults, methods and materials

### Slipped, cracked and missing tiles or slates
Individual failures are usually nail fatigue, a perished batten, or storm damage. A replacement tile is easy; the question worth asking is whether the ones around it are about to do the same. Slate is refixed with a tingle or a proper hook rather than being mortared into place, and any tile replacement is matched to the existing covering as closely as possible.

### Flashings, fillets and abutments
The largest single category of roof leaks we attend. Cracked mortar fillets at chimneys and abutments, split lead, and flashings that were never chased into the joint. The repair is to form the detail properly in lead, not to reseal it.

### Valleys, ridges and verges
Valleys collect water from two roof planes and fail dramatically when they split. Ridge tiles bedded in mortar work loose over time and are a wind risk as well as a leak path; dry ridge systems remove the recurring problem. Verges crack along the mortar line and let wind-driven rain in at the gable.

### Underlay and batten failure
When the felt beneath the tiles has torn and gone brittle, wind-driven rain gets into the loft even with no tile missing. This is the point at which repairs stop being economic, and the honest recommendation is a re-roof rather than another patch.

### Flat roof repairs
Felt splits and blisters can be cut out and patched into the existing system. GRP damage can be ground back and re-laminated. EPDM punctures are patched with the system's own materials. In each case, the underlying question is whether the deck below has taken on water, if it has, a patch is a temporary measure.

### Condensation versus leaks
Damp in a loft or on a flat roof ceiling is very often condensation from blocked ventilation or an unventilated cold deck. It behaves like a leak and returns after every repair. The fix is ventilation or a change of build-up, not a covering repair, and we would rather tell you that than sell you the wrong job.

### Gutters as a cause of internal damp
A blocked or overflowing gutter saturates the wall and rots the rafter feet, producing damp that looks like a roof leak. It is one of the first things we check, and often the cheapest fix on the list.

Questions

## Frequently asked
How much does a roof repair cost?It depends entirely on what is wrong and where it is. The inspection and quote are free, so you get a fixed price before you commit to anything.

How quickly can you come out?For a standard repair we will arrange an inspection with you. Where a leak is active and causing damage, an emergency call-out makes the roof safe and watertight and carries a £150 + VAT fee, with any further work quoted separately.

What if other roofers could not find the leak? That is regular work for us. Water travels before it appears, so the repair has to follow the entry point rather than the stain. A customer in OX28 called us after a leak no other company could find, and it was located and repaired.

What guarantee do I get on a repair?Five years of workmanship guarantee on repairs. New roofs carry longer terms: 20 years on pitched, 15 on felt flat roofs, 20 on GRP and EPDM.

Should I repair or replace my roof?If the underlay and battens have failed across the roof, replacement is the honest answer and repairs become an annual cost. If the covering is generally sound and the failure is local, a repair is the right call. We tell you which after inspecting.

How long does a repair take? Many repairs are completed in a single visit. Larger work such as valley replacement or extensive leadwork takes longer, and we give you a timescale with the quote.

Do you charge for the inspection? No. Quotes and inspections are free. Only emergency call-outs carry a fee, at £150 + VAT.

Will you match my existing tiles? We match as closely as the covering allows, including using reclaimed material where the property calls for it, which matters especially on period and Cotswold stone roofs.

How do I know the work was actually done? You receive a before-and-after photographic report showing the fault and the completed repair, including the parts of the roof you cannot see from the ground.

Which areas do you cover?Witney, Stonesfield, Woodstock, Charlbury, Chipping Norton, Burford, Banbury and across Oxfordshire, Gloucestershire and Warwickshire including the Cotswolds.
